The median sale price in Montgomery County is sitting around $450,000. That's fairly flat compared to last year, but the bigger county-wide trend has home values climbing at a slow, steady pace instead of the double-digit jumps we saw during the pandemic years.
That's actually good news for everyone. Buyers get to make decisions without panic. Sellers still walk away with strong equity, especially if they bought before 2022.
Inventory Is Tight, But It's Improving
Inventory is still below historical norms, so well-priced, move-in ready homes are moving fast. But compared to the ultra-low inventory of a couple years ago, buyers do have a few more options to choose from this summer.
